There are Covenants, Conditions and Restrictions (CC&Rs) similar to what you would find in any typical condo or homeowner association. These are designed to protect all owners, ensuring values, continuity and harmony of the community. Association Dues: $120/month Includes insurance, utilities, grounds maintenance. Conceived and built in 1997 by Jim and Peggy Bleckov of Seattle, WA as a small, exclusive resort and primary residence, Blackwood is now a private community of 10 charming beach homes. That’s right, just 10! That is one of the highest and most unique attributes about this one-of-a-kind, Washington coast property.

Planned communities are great, and also very plentiful these days. Most developments are building for maximum density. This is not our idea of a vacation retreat. Is it yours?

We had something else in mind. Blackwood grounds are intentionally underdeveloped in a conscious effort to afford owners maximum open space and preserve wildlife habitat. The dunes, trees, shrubs and ponds are a year round haven to deer, a plethora of bird species as well as the occasional raccoon.
