There are Covenants, Conditions and Restrictions (CC&Rs) similar to what you would find in any typical condo or homeowner association. These are designed to protect all owners, ensuring values, continuity and harmony of the community.
Association Dues: $120/month Includes insurance, utilities, grounds maintenance. Cottages are covenanted for private use only (no rental of any kind)

Conceived and built in 1997 by Jim and Peggy Bleckov of Seattle, WA as a small, exclusive resort and primary residence, Blackwood is now a private community of 10 charming beach homes. That’s right, just 10! That is one of the highest and most unique attributes about this one-of-a-kind, Washington coast property.
Planned communities are great, and also very plentiful these days. Most developments are building for maximum density. This is not our idea of a vacation retreat. Is it yours?
We had something else in mind. Blackwood grounds are intentionally underdeveloped in a conscious effort to afford owners maximum open space and preserve wildlife habitat. The dunes, trees, shrubs and ponds are a year round haven to deer, a plethora of bird species as well as the occasional raccoon.

Condominium ownership at Blackwood is not your typical “ inside wall to inside wall” arrangement.
Your ownership encompasses the inside and outside of your cottage, as well as one acre of oceanfront property in common with the association of the 10 cottages.
The CCR’s afford our owners the opportunity to change their exterior colors within an approved palate and expand to a unit size larger than the current footprint of approx. 600 sq. ft. by 50%.
